Restoration and structural seismic retrofitting of a 90-year-old traditional Newari home near Patan Durbar Square into a boutique heritage stay.
Project Overview
Located inside the UNESCO buffer zone of Patan, Lalitpur, this project carefully retrofitted a decaying traditional brick and timber house. We restored hand-carved Sanjha windows, reinforced timber floor joists with hidden steel tie-rods, and inserted modern luxury bathrooms while preserving historical authenticity.

Convert a family ancestral home into a 5-room boutique bed & breakfast without altering the historic facade.
Design Challenge
Severe 2015 earthquake cracks in brick masonry load-bearing walls and degraded timber joists.
Design Concept & Solution
We implemented carbon fiber wrapping, timber post jacketing, and lime-mortar re-pointing, combined with modern hidden MEP plumbing shafts.
Final Architectural Outcome
Recognized by Lalitpur Metropolitan City Heritage Department as an exemplar model of private heritage adaptive reuse.
